Real estate developer INVESTER United Benefits is leading the transformation, turning a once-dilapidated structure into a showcase for sustainable urban renewal.
The building had fallen into disrepair over decades. Unclear ownership and a lack of investment left it with severe moisture damage and unfinished construction. Instead of demolition, the developer chose renovation—a growing trend in Vienna, where preserving heritage is often preferred over new builds.
The project blends historic character with modern needs. Das Franza will keep the original façade while adding cutting-edge technology for energy efficiency and smart living. The area around Reinprechtsdorfer Straße is also changing, with plans for a new subway station and climate-resilient street designs. City planners hope this renovation will set an example.
