Mumbai's New ₹175 Crore Cultural Hub Takes Shape in Kanjurmarg
A new art and cultural centre is set to rise in Mumbai’s eastern suburb of Kanjurmarg. The project, led by Anthurium Developers Ltd—a Mahindra Group company—will occupy 3 acres of land along Lal Bahadur Shastri (LBS) Road. The developer has already secured the necessary approvals and published a public notice in September 2025. The land for the cultural centre comes from a larger 37-acre plot in Kanjurmarg, where a major residential project is also underway. Out of this, 5.5 acres belong to M/s GKW Ltd, which has transferred the rights to Anthurium Developers in exchange for Transferrable Development Rights (TDR). The remaining parcels are reserved for civic amenities, including gardens, a municipal school, and open spaces, all to be developed by the BMC.
The proposal follows the BMC’s advance possession of around 13,000 sq mt of land along LBS Road, earmarked for a cultural centre or drama theatre under Mumbai’s Development Plan. Mahindra Lifespaces had earlier entered into a joint agreement with GKW Ltd in November 2024 to develop the site, and the commencement certificate has since been issued.
The estimated cost of the art and cultural centre stands at Rs 175 crore. Once completed, it will accommodate over 2,000 people at a time. However, civic activist Zoru Bhathena has questioned whether the open land will serve its intended purpose or remain unused on paper. The project marks a significant addition to Mumbai’s cultural infrastructure. With the BMC overseeing the development of adjacent civic amenities, the area is expected to see broader improvements. The centre’s completion will depend on timely execution and adherence to the planned reservations.
