Minsk's property prices swing wildly by neighborhood in new report

The cost of property in Minsk varies sharply depending on location, according to new figures. Belarus’s National Cadastral Agency (NCA) has published data showing significant price differences across the city. In some areas, buyers pay far less than in others for the same space.

The most expensive districts include Bolshaya Slepnyanka, Mayak Minsk, Chelyuskintsev Park, Levada, and the city centre. Here, prices exceed 7,600 rubles per square metre. Features like proximity to parks, water, metro stations, and well-developed infrastructure push costs higher.

Meanwhile, neighbourhoods such as Sosny, Sokol, Drazhnya, the High Technologies Park area, the Motovelo Plant zone, and Malyavshchina offer far lower rates. In these parts of the city, property sells for under 4,800 rubles per square metre. The gap between the cheapest and priciest locations can reach up to 3,000 rubles per square metre. Location remains the main driver of these differences. Scenic views, transport links, and local amenities continue to shape demand and pricing across Minsk.

The NCA’s findings highlight how neighbourhood characteristics influence property values. Buyers in sought-after areas face much steeper costs than those in less central districts. The data confirms that location remains the dominant factor in Minsk’s real estate market.
