Housing costs in Lower Saxony have risen sharply over the past decade, with rents and real estate prices climbing across the region. A new report highlights significant differences between urban and rural areas, as well as a shrinking supply of affordable social housing.
The median price for used single- and two-family homes in Lower Saxony reached €255,000 last year. In Hanover, buyers paid around €390,000 on average, reflecting the higher demand in major cities. Meanwhile, the most expensive rents were recorded in Harburg and Lüneburg districts, Oldenburg, the Hanover region, Osnabrück, and Stade, where advertised rents exceeded €11 per square meter.
The report underscores growing pressure on Lower Saxony’s housing market, with rising rents and real estate prices outpacing income growth in many areas. The loss of social housing and continued demand—even amid a shrinking population—suggest further challenges ahead for affordability and availability.
