Living on former bunker area: ABG builds 42 subsidized housing units
A new affordable housing project is taking shape in Frankfurt’s Gallus district. The development, led by ABG Frankfurt Holding, will replace a World War II-era bunker that once stood on the site. Once complete, it will offer 42 publicly subsidised apartments, all designed to strict energy-efficiency standards.
The site at Herxheimerstraße 10 was cleared after the demolition of the old bunker. Construction began in December 2024, with Züblin serving as the general contractor. The project, costing over €16 million, is jointly funded by the city of Frankfurt and the state of Hesse.
Frankfurt-based firm schneider+schumacher designed the new four-storey building. It will occupy roughly the same footprint as the demolished bunker while incorporating modern sustainability features. The structure will meet passive house standards and include a photovoltaic system on its south-facing roof. Solar panels will supply electricity to tenants through Mainova’s tenant electricity model. The development prioritises outdoor connections. Ground-floor apartments will have terraces, upper floors will feature balconies, and top-floor units will include small rooftop terraces. Existing trees on the site will be preserved, and local green spaces will remain intact to maintain the neighbourhood’s character. All 42 apartments will be publicly subsidised, ensuring long-term affordability. The first tenants are expected to move in during the fourth quarter of 2027.
The project will add much-needed subsidised housing to Frankfurt’s Gallus district. Its energy-efficient design and preserved green spaces aim to blend into the existing community. Completion is set for late 2027, with construction already underway.
