Housing Society Implements Fairer Charges: Equal Maintenance, Targeted Car Lift Fees
The housing society has implemented new rules for charges and payments, ensuring fairness and transparency among its members. Key changes include revised policies on maintenance, carmax, and parking fees.
Maintenance service charges will now be divided equally among all members, regardless of their flat size. This ensures that everyone contributes fairly to the upkeep of the society. Previously, members were concerned about the burden of larger flats being disproportionately high.
The society has clarified that it cannot demand additional donations or contributions from members. This move aims to prevent any undue financial burden on members.
Carmax charges will only be levied on those using the facility. Previously, all residential members were charged, which was seen as unfair. Now, only those who use the carmax will bear the cost.
The society can charge simple interest up to 21% for delayed maintenance payments, as decided by the general body. This is to encourage timely payments and manage cash flow effectively.
In a recent incident, Mohan Chauhan paid Rs25,000 as transfer fee and Rs30,000 as donation for his flat but did not receive a receipt. The society has since assured that receipts will be issued for all payments made to the society, with the secretary/treasurer responsible for this.
Madhuri Mishra, a new member, is liable to pay maintenance from the date she became a member, which is after she took possession of her flat. This is to ensure that all members contribute to the society's upkeep from the start of their membership.
Other maintenance charges may vary based on criteria mentioned in the bylaws. The society has assured members that these charges will be fair and transparent.
The society has also clarified that it cannot pass on the burden of facilities used by commercial members to residential ones. This is to ensure that residential members are not unfairly burdened by the costs of facilities used primarily by commercial members.
Parking charges will no longer be levied on members who have not been allotted a parking slot. This is to ensure that members are only charged for the facilities they use.
