Rising Construction Costs Hinder Housing Cooperatives - Hamburg’s housing cooperatives struggle as costs threaten affordability

Hamburg’s First Mayor Peter Tschentscher will welcome the Allgemeine Deutsche Schiffszimmerer housing cooperative to City Hall this week. The visit marks the organization’s 150th anniversary. Yet behind the celebration lies growing concern over the city’s housing crisis and the financial strain on cooperatives.

Housing cooperatives in Hamburg are facing severe pressure from rising construction costs. These increases have made it almost impossible to build new affordable homes. Without government subsidies, rents would need to reach around €16 per square meter just to break even.

The anniversary event at City Hall highlights the long history of Hamburg’s housing cooperatives. Yet the financial realities now threaten their ability to provide affordable homes. Without changes, rising rents and construction costs could push even cooperative housing out of reach for many residents.
