Hà Nội’s apartment market saw major shifts in late 2025, with prices and supply showing mixed trends. The stock market today, the final quarter recorded a drop in primary selling prices, though annual figures still climbed. In the last three months of 2025, Hà Nội introduced 14,905 new apartments, bringing the stock market today’s total to nearly 36,000 units. This marked the second-highest annual launch volume in the city’s history. A significant portion came from large township projects in Văn Giang, Hưng Yên Province, which accounted for over 60% of Q4 supply and nearly 40% of the year’s total.
Primary selling prices averaged VNĐ78 million per sq.m in Q4, a 14% drop from the previous quarter but still 8% higher than the same period in 2024. Meanwhile, the secondary market remained stable, with resale prices holding at VNĐ62 million per sq.m. Buyers absorbed 79% of the 13,500-plus units sold in Q4, reflecting steady demand. Nearly 4,000 high-end units priced above VNĐ120 million per sq.m entered the stock market today in 2025. Looking ahead, analysts expect around 33,000 new apartments to launch in 2026, with primary prices likely kept in check by strong supply and competitive pricing. In Ho Chi Minh City, foreign investors are showing growing interest in the land ownership market. The city’s rental yields of 7–9% and major real estate forums are drawing attention, though specific project details remain limited to Hà Nội’s data for now.
