Berlin’s House 12 offers affordable, green living in Charlottenburg by 2026

A new residential development in western Berlin is taking shape, with the first phase of Hey Charlottenburg nearing completion. House 12, part of this quarter on Mierendorff Island, will open its doors in early 2026. The project promises affordable housing alongside modern amenities and green design features.

House 12, located on Quedlinburger Straße, was acquired by Berlin’s state-owned housing provider degewo in July 2023 as part of a forward deal. The building is being developed by HAMBURG TEAM and OTTO WULFF and will offer 68 rental apartments. Of these, 66 will be publicly subsidised, with the remaining two rented at market rates. The mix includes one- to three-bedroom units, with an average net cold rent of around €6.90 per square metre.

The quarter sits close to Richard-Wagner-Platz and Charlottenburg Palace Park, providing easy access to schools, shops, and leisure facilities. Residents will also benefit from excellent transport links, with the Mierendorffplatz U-Bahn station offering a 25-minute journey to Berlin Central Station. Drivers can quickly reach the A100 highway, adding to the location’s appeal. Sustainability plays a key role in the design. Extensive green roofs and a photovoltaic system will reduce the development’s environmental impact. Inside the courtyard, residents will find bike parking, a climbing course, a nest swing, and weather-resistant seating. These features aim to create a welcoming space for daily life and relaxation. By mid-2027, the entire Hey Charlottenburg quarter is expected to deliver around 337 apartments. The first occupants of House 12 will move in during the first quarter of 2026, marking the start of a new residential community in the area.

House 12 will provide much-needed subsidised housing in Berlin, with rents set at €6.90 per square metre. The combination of green architecture, family-friendly amenities, and strong transport connections positions the development as a practical choice for future residents. Completion of the wider quarter by 2027 will further expand housing options in Charlottenburg.
