Immobilienverband's Rent Comparison: Cheaper in Franconia - Bavaria's rental crisis deepens as Munich prices soar above €16 per square meter
Rental prices in Bavaria vary sharply between regions, with Munich standing out as the most expensive city. New data shows that nearly all apartments in the state capital cost more than €16 per square meter. Meanwhile, neighbouring Augsburg and cities in Franconia offer far more affordable options.
Munich remains the least affordable city for renters in Bavaria. There, only 4% of listed apartments fall below €12 per square meter, making it the only major city where such low-cost housing is almost nonexistent. Just 30 kilometres away, Augsburg fares slightly better, though still poorly—only 18% of its rental units cost less than €12 per square meter.
Proximity to Munich is a major reason for Augsburg's high rents. Other Bavarian cities like Regensburg and Ingolstadt have a slightly higher share of affordable housing, with around 25% of apartments priced under €12 per square meter.
Franconia, however, stands out as the most budget-friendly region. In cities like Nuremberg, Fürth, Erlangen, and Würzburg, over 30% of listed apartments remain below the €12 per square meter mark. This makes Franconia the only area in Bavaria where affordable rentals are still relatively common.
The data highlights stark differences in housing costs across Bavaria. While Munich and nearby Augsburg struggle with high rents, Franconia provides significantly more affordable options. Renters seeking lower prices may find better opportunities in cities like Nuremberg or Würzburg than in the state's southern hubs.
