Yekaterinburg's luxury real estate boom draws Moscow's elite with record prices

Luxury property sales near Yekaterinburg have seen steady growth over the past five years. Demand for large estates with premium amenities has risen, driven by wealthy buyers from Moscow and the local elite. Prices in this segment have climbed by 15–25%, reflecting economic recovery and urban expansion.

Three high-end estates are now on the market, each offering unique features for discerning purchasers. One standout listing is in Murinka village, priced at 150 million rubles. The main residence covers 316 sq m and includes three bedrooms, a private cinema, a winter garden, and a sauna. Outside, the grounds feature a lake stocked with sturgeon and carp. A separate 300 sq m guesthouse provides two more bedrooms, a fireplace-lounge, a full kitchen, and a spa area with an 11-metre pool, jacuzzi, hammam, and children's pool.

Another estate, located in Karasyeozersky settlement, sits on 635 sq m of land just a 15-minute drive from Yekaterinburg's centre. The property boasts a full-size football field and round-the-clock security.

For those seeking rural charm, the Chernistochinsky settlement offers a sprawling estate with three houses: a 400 sq m main residence, a guesthouse, and staff quarters. The grounds include vegetable gardens, greenhouses, pheasant enclosures, and rabbit hutches.

Over the past five years, the luxury market around Yekaterinburg has stabilised and expanded. Buyers increasingly seek properties with pools, sports facilities, and natural attractions. This trend has pushed prices upward, with growth ranging between 15% and 25% since 2021. These listings reflect the growing appetite for exclusive properties in the region. Each estate provides distinct amenities, from private lakes and sports fields to spa complexes and forest views. The upward price trend suggests continued interest from affluent purchasers in Yekaterinburg's luxury real estate market.
