Virar's Housing Boom: 80% of Unsold MHADA Homes Sold in Months

A long-standing housing surplus in Virar has seen a dramatic turnaround. The Maharashtra Housing and Area Development Authority (MHADA) has sold nearly 80% of its unsold homes in just over five months. Years of stagnant demand have given way to a surge in buyer interest, driven by new strategies and incentives. In 2014, MHADA built 9,409 affordable homes in Virar-Bolinj under the Konkan Board. For years, these units remained unsold, largely due to water shortages and other local challenges. By early this year, only 1,626 homes were still available.

To clear the backlog, MHADA launched large-scale awareness campaigns and hired private agencies to promote sales. They also introduced discounts and a 'first-come, first-served' policy. The response was immediate: in the last 152 days alone, 3,750 units were sold. The Konkan Board is now averaging around 25 sales per day. Buyers who once ignored the properties are now queuing up, reversing years of low demand. With 7,783 homes sold so far, the remaining stock is expected to generate roughly Rs 1,000 crore in revenue.

The rapid sales have slashed MHADA's unsold inventory from over 9,000 to just 1,626 units. The campaign's success highlights how targeted incentives and marketing can revive demand for long-stalled projects. The final phase of sales is likely to bring in significant revenue for the authority.
