Viersen's 2026 property report reveals uneven land value shifts across districts

Viersen's 2026 property report reveals uneven land value shifts across districts

Viersen District Expert Committee Releases 2025 Land Value Assessment

The Expert Committee for Land Valuation has established 882 standard land value zones and issued further general findings on area usage, land utilization ratios, and valuation trends. Standard land values are derived from undeveloped residential and commercial plots, as well as agricultural and forestry land.

In 2025, land prices for residential building plots in the Viersen district have largely remained at the previous year's level. In the cities of Kempen (Kempen district) and Viersen (Süchteln and Viersen districts) as well as in the municipality of Brüggen, prices rose by 5%. The districts of Anrath and Neersen in the city of Willich saw an increase of €10 per square meter. In Kempen (St. Hubert district), residential land values climbed by 10%. In the remaining municipalities, prices showed a stagnant trend.

"The highest land prices for individual housing construction are found in Kempen and Tönisvorst (St. Tönis). In prime residential areas, standard land values generally range from €250 to €400 per square meter in cities and from €180 to €300 per square meter in municipalities. For mid-range locations, prices span €165 to €380 per square meter across the entire district," summarizes Claudia Ziemer, Chair and Managing Director of the Expert Committee.

Commercial land prices in 2025 have remained at 2024 levels. However, the volume of commercial land transactions fell by roughly half to 8.2 hectares, while monetary turnover dropped by 59% to €6.4 million. In contrast, agricultural land transactions surged by 53% to 174.8 hectares, with monetary turnover rising by 60% to €21.4 million.

Arable land prices remained stable in Viersen and the eastern part of the district, while in the western region, standard values for arable land uniformly increased to €9 per square meter across all municipalities. The highest arable land values—€10.50 per square meter—are once again found in the eastern municipalities of Kempen, Tönisvorst, and Willich.

Prices for agricultural grassland held steady at €6 per square meter in 2025, matching the previous year's level. Forestry land values (excluding timber) also remained unchanged at €0.70 per square meter.

"Overall, standard land values show stagnant to slightly rising price trends," reports Claudia Ziemer. "The number of purchase contracts for residential building plots remains low, primarily due to the current shortage of new development areas."

In addition to updating standard land values, the Expert Committee has published the 2026 Property Market Report. This report provides an overview of transaction volumes and price trends in the Viersen district's real estate market, aiming to enhance market transparency. It serves valuation experts, banks, insurers, and other private-sector stakeholders interested in data such as capitalization rates, comparative values, and property or asset factors. The report also supports the general public in decision-making processes.

"The regional property market demonstrates stable price development alongside growing demand for residential real estate. Given the increased number of sales—combined with stagnant to slightly rising prices—bebaut plots and condominiums continue to reflect the district's overall appeal," adds Rainer Röder, Head of Planning, Construction, and Environment for the Viersen district.
