Analysts using data from Domclick, Sberbank's real estate platform, have studied the cost of buying a new apartment in regions renowned for their natural beauty, pristine ecology, and breathtaking landscapes: Kaliningrad and Irkutsk Oblasts, the Republic of Altai, Kamchatka Krai, and the Republic of Karelia, the bank's press service reports. Experts calculated the median price of primary-market apartments (45–60 sq m) located near natural sites or with convenient transport access to national parks, wildlife reserves, and other natural attractions.
Kaliningrad Oblast
Kaliningrad Oblast boasts a stunning diversity of landscapes, where Baltic expanses, sandy dunes, and ancient forests blend seamlessly. Among its most picturesque natural sites are Kurshskaya Spit National Park, home to the legendary Efa Dune and the mysterious Dancing Forest, as well as the Baltic Spit, the crystal-clear Vistytis Lake, and the Rominta Forest. According to Domclick, the median price of an apartment with views of a park, body of water, or nature reserve in Kaliningrad Oblast is approximately 9.4 million rubles (about 196,800 rubles per sq m). Cities in the region have seen the sharpest rise in new-build prices for such properties—over the past year, the cost per square meter increased by an average of 13.3%.
Irkutsk Oblast
Irkutsk Oblast encompasses a significant portion of Lake Baikal's western shore—the world's deepest lake, famed for its crystal-clear waters and unique flora and fauna. The region's nature is striking in its diversity, from rugged cliffs and sandy dunes to dense coniferous forests and vast steppes. In Irkutsk Oblast, the median price of a new apartment over 50 sq m stands at around 9.6 million rubles. Over the past year, the cost per square meter climbed by 10.6%, reaching 183,000 rubles, while the supply of apartments with scenic natural views shrank by 13.2%.
Republic of Altai
The Republic of Altai is a land of astonishing contrasts, where majestic mountains, pristine lakes, and rushing rivers coexist in harmony. The region is rich in natural wonders, including Mount Belukha, the Aktru Glaciers, Lake Teletskoye, and the Bolshoi Chulchinsky Waterfall. In the regional capital, Gorno-Altaisk, demand for new builds with nature views is surging. Over the past year, the number of available listings in the city dropped by more than 60%, while the price per square meter rose by 9.2%, reaching 226,700 rubles. The median cost of a new apartment there now stands at 12.4 million rubles.
Kamchatka Krai
Kamchatka: A Land of Untamed Beauty and Rising Real Estate Demand
Kamchatka is a one-of-a-kind region boasting an astonishing diversity of natural landscapes. The Valley of Geysers, active volcanoes like Klyuchevskaya Sopka and Mutnovsky, Lake Kurilskoye, and the Uzon volcano caldera rank among its most iconic attractions. In Kamchatka Krai, new housing in "green" districts with scenic natural views starts at 190,700 rubles per square meter, with the median apartment price reaching 12.6 million rubles. The region also offers some of the most spacious new-build apartments on the primary market, averaging over 60 square meters. Compared to last year, the number of vacant properties in Kamchatka Krai has dropped by 18.6%, signaling a surge in housing demand.
The Republic of Karelia: Where Pristine Nature Meets Growing Real Estate Appeal
Among Russia's most breathtaking destinations, Karelia stands out with its untouched wilderness—thousands of lakes, ancient taiga forests, rugged cliffs, and cascading waterfalls. The region is home to Ruskeala Mountain Park, famous for its marble canyon, the Kivach Waterfall, the Ladoga Skerries, Mount Vottovaara, and the Girvas volcano. Thanks to its rich and varied landscapes, Karelia is becoming an increasingly popular place to buy property. In new developments with views of natural zones and parks, prices start at 145,400 rubles per square meter, while the median cost of an apartment exceeding 50 square meters slightly tops 8 million rubles. Over the past year, construction of such properties has accelerated, with a 7.2% year-on-year increase in available listings.
