Revitalization in southern Tiergarten: "Karlsgaerten" secures major tenants
The 'Karlsgärten' office project in southern Tiergarten has secured a major long-term tenant. Courtyard by Marriott will occupy around 11,500 square metres under a 15-year lease. Developers now plan to market the remaining spaces after this key agreement.
The project blends existing buildings with new constructions to create a modern office complex. Instead of demolition, the strategy focuses on upgrading and integrating older structures. Berlin-based firm Aukett+Heese designed the space to include flexible workspaces, shared areas, and landscaped courtyards.
Tenants will have access to a rooftop terrace, a service lobby with a coffee point, and a cafeteria. Conference facilities on the ground floor add to the amenities. Construction is underway in phases, with completion expected by 2027. The successful lease with Courtyard by Marriott marks a significant step forward. Developers will now push ahead with leasing the remaining areas of the complex.
The project is set to finish in 2027, offering a mix of upgraded and new office spaces. Courtyard by Marriott’s 15-year commitment provides a stable foundation for the development. Further leases will shape the final occupancy of the site.
