Property costs in Hamburg persist under pressure, with one significant factor at play
The Hamburg property market is showing signs of stabilization, according to a survey conducted by Immobilienverband Deutschland Nord (IVD Nord) between July 22 and August 31, 2025. The demand for houses with living areas between 110 and 150 square meters is increasing, while the demand for apartments is increasingly focused on medium-sized apartments between 50 and 70 square meters.
Anika Schönfeldt-Schulz, chairwoman of IVD Nord, notes that owners who orient themselves to the market find buyers. Unrealistic price expectations are losing importance, and location, condition, and price are the prerequisites for purchase interest.
In the segment of owner-occupied apartments, 56 percent of those surveyed report stable prices, while for single-family houses, 59 percent report the same. Consumption values, renovation status, and funding options largely determine the marketability of a property. Higher prices are accepted if the energy quality is right, as energy efficiency has become the central benchmark in the Hamburg property market.
The survey also reveals that the proportion of companies reporting further price reductions has decreased significantly since the beginning of the year, currently at 21 percent. This is a marked improvement compared to 60 percent in July 2024 and 35 percent in January 2025.
Moreover, 75 percent of the surveyed companies report increased consultation demand for energy certificates, indicating a growing emphasis on energy efficiency. Renovation needs and funding options are also important considerations for buyers.
However, it's worth noting that the current decrease in notarial authentications, at 49 percent, suggests a slowdown in property transactions. Despite this, the overall trend points towards a market that is gradually finding its footing.
