Nizhny Novgorod approves massive redevelopment of Boris Panin Street area

A major redevelopment project has been approved for the area around Boris Panin Street in Nizhny Novgorod. The plan will transform a 3.34-hectare site into a modern residential neighbourhood with social facilities. Local authorities signed a comprehensive territorial development agreement to move the project forward.

The project involves demolishing 21 residential buildings, five non-residential structures, and several garages. These buildings currently house 359 residents across 190 apartments, many in poor condition. Once cleared, the site will make way for nine new multi-story apartment blocks, offering over 47,000 square meters of living space.

The developer, Mostotrest, won the contract after bidding 406.6 million rubles—more than 35 times the starting price. The company, known for large infrastructure projects, will invest around 2.2 billion rubles into the redevelopment. Plans include a 200-place kindergarten and a polyclinic capable of handling 100 visits per shift. Residents will also gain access to children’s and sports playgrounds, recreational zones, and utility areas. Parking for approximately 550 vehicles will be provided. The site is bordered by Boris Panin, Poltavskaya, Respublikanskaya, Izhorskaya streets, and Vysokovsky Lane. The agreement was finalised after a tender process announced in 2023. EcoLife Housing Cooperative LLC initially secured the project before Mostotrest took over as the lead developer.

The redevelopment will replace outdated housing with modern apartments and new amenities, transforming the area into a google sites-like residential community. Construction is expected to improve living conditions for hundreds of residents. The project marks one of the largest urban renewal efforts in Nizhny Novgorod in recent years.
