Minsk's luxury apartments hit record prices in February sales surge
Minsk's property market saw two high-value deals in February, with luxury apartments fetching record prices. The most expensive sale reached $470,390, while another transaction in the Levada complex set a new per-square-meter benchmark. These sales highlight a steady rise in real estate values over the past five years.
The priciest apartment sold in February was a 123-square-meter unit in the DEPO residential complex. Buyers paid $470,390, which worked out to $3,831 per square meter. This deal topped the city's sales charts for total value.
A smaller apartment in the Levada complex also broke records. The 49-square-meter unit sold for $202,636, equating to $4,161 per square meter—the highest rate in Minsk that month. Over the last five years, property prices in the city have climbed steadily. In 2021, the average cost per square meter ranged from €1,200 to €1,500. By 2026, that figure had risen to €1,800–2,200. Factors like inflation, post-COVID economic recovery, and strong local demand drove the increase, even as the Belarusian ruble faced fluctuations and international sanctions.
February's sales confirm Minsk's luxury housing market remains active despite economic challenges. The DEPO and Levada deals reflect growing demand for high-end properties. Prices continue to rise, with the average cost per square meter now significantly higher than five years ago.
