India's Ultra-Rich Redefine Luxury Living, Why This Worli Sea-Face Tower Commands Billion-Rupee Homes?
Mumbai’s Naman Xana has become India’s most exclusive residential address in 2025. The ultra-luxury tower on Worli Sea Face attracted record-breaking property deals, with prices soaring beyond Rs 700 crore. Wealthy buyers, including business leaders and high-profile figures, snapped up apartments for their privacy, status, and breathtaking sea views.
The 150-metre-tall, 44-storey tower was developed by the Naman Group and designed by Talati & Partners. It features only 22 apartments, ensuring extreme privacy for residents. Each home offers a 180-degree view of the Arabian Sea, with pillar-free layouts ranging from 6,500 sq ft to 22,000 sq ft.
Leena Gandhi Tiwari, Chairperson of USV Pharma, made the most expensive purchase—two duplex apartments for Rs 639 crore, totaling nearly Rs 703 crore with taxes. This deal set a new benchmark at Rs 2.83 lakh per sq ft. Tanya Dubash of Godrej Industries also invested in a sea-facing duplex for Rs 225.76 crore.
Other notable buyers included Vibhavari Sanghvi, wife of Sun Pharma promoter Dilip Sanghvi, who acquired two apartments worth about Rs 135 crore. The tower’s amenities include 11 floors of parking, a gym, Pilates room, indoor games area, and a grand party hall.
Naman Xana’s 2025 sales ranged from Rs 200 crore to over Rs 700 crore, cementing its reputation as India’s most prestigious address. The tower’s limited residences, high-end facilities, and unmatched sea views continue to draw elite buyers seeking exclusivity and luxury.
