India’s 2025 land rush sees 126 major development deals across 3,772 acres
India witnessed a surge in land transactions for development projects in 2025. A total of 126 deals were finalised, covering 3,772 acres across residential, commercial, and industrial uses. The Mumbai Metropolitan Region (MMR) emerged as the most active market during the year.
The 126 deals included both outright purchases and joint development agreements (JDAs). Residential projects dominated, with 96 transactions spanning over 1,877 acres. Another eight deals, totalling more than 1,045 acres, were set aside for mixed-use developments.
MMR led the activity, accounting for 32 deals across 500+ acres. Outside MMR, Bengaluru, Hyderabad, and Pune recorded the highest number of transactions. Four deals, covering nearly 600 acres, were earmarked for industrial and logistics parks.
Smaller but notable deals included a 107-acre plot for warehousing and a 13-acre site for retail spaces. A single 79-acre transaction was dedicated to commercial and data centre development.
The 2025 figures highlight strong demand for land across multiple sectors. Residential and mixed-use projects took the largest share, while industrial and logistics also saw significant activity. The data confirms MMR’s position as a key hub, with Bengaluru, Hyderabad, and Pune following closely behind.
