From Factory to Homes: New Residential Building Rises on Turmstraße
Halle's vacant factory site to become 73 modern apartments by 2027
The crane is in place, construction vehicles are rolling onto the site at the corner of Turmstraße and Karl-Meseberg-Straße: A new residential building is taking shape in the southern inner city of Halle (Saale). On a plot spanning over 5,000 square meters, developer ISIHOME is creating 73 high-quality apartments, finally closing a long-standing gap in the urban landscape.
For years, the site lay vacant, considered an eyesore in the cityscape. Now, a three-winged building complex is rising in its place. Extensive preparations preceded construction, including clearing vegetation and removing old railway tracks from the former industrial line. The area once housed parts of the Mafa machinery factory—a relic of the site's industrial past.
According to ISIHOME, the project exemplifies an innovative and sustainable approach to residential construction. Plans call for modern energy-efficiency standards, with certification under Germany's Sustainable Building Quality Seal (QNG). Streamlined planning and close coordination among all stakeholders aim to ensure cost-effective construction.
The developer is taking an integrated approach under the motto "plan. build. manage. broker," overseeing every phase—from conception and construction to marketing—under one roof. At the same time, the company deliberately partners with local businesses to strengthen the regional economy.
The building will use traditional solid construction methods with concrete and sand-lime brick. Future rents are expected to range between €10 and €13 per square meter (net cold), depending on the apartment's size and location.
The location also boasts strong infrastructure: An Edeka supermarket next door will provide convenient daily shopping for residents.
Completion of the "Turmstraße 33" project is scheduled for early 2027. With this development, Halle not only gains much-needed housing but also takes a step toward revitalizing its inner-city spaces.
