Frankfurt’s Gallus district unveils KLEYERS, a sustainable urban living hub with 398 apartments

Frankfurt’s Gallus district has welcomed a major new residential development. The KLEYERS quarter, designed by architects Stefan Forster, Karl Dudler, and Fritz Ludwig, now stands complete after two construction phases. Developed by Swiss Life Asset Managers, the project adds 398 apartments, commercial spaces, and a daycare centre to the area.

The development was built in two stages, with the first phase finishing in 2024 and the second wrapping up in December 2025. The eleven buildings form a perimeter block around a sheltered inner courtyard, offering a mix of one- to four-bedroom units. Two- and three-bedroom apartments dominate the layout, while around 20 percent of the homes are barrier-free.

Rental prices start between €15 and €20 per square metre, targeting higher-income residents. However, about 100 apartments—25 percent of the total—are publicly subsidised, though this share is lower than in nearby projects like FRANKY. The complex also includes five commercial units, a daycare facility, an underground garage with 220 parking spaces, and 800 bicycle spots.

Sustainability played a key role in the design. The team cut concrete use by 20 percent and steel by 35 percent, reducing CO₂ emissions by roughly 225,000 kg. The buildings meet the KfW-55 efficiency standard, using just 55 percent of the primary energy consumed by a conventional reference building.

The KLEYERS quarter strengthens the Gallus district’s position as a sought-after location for modern living. Its combination of energy-efficient design, mixed housing options, and community-focused amenities marks a significant addition to Frankfurt’s residential landscape. The project’s completion reflects ongoing demand for sustainable urban developments in the city.
