Churches Turn Empty Land Into 1,000+ Homes in Bold Philadelphia Plan
The Diocese of Pennsylvania has launched a bold plan to transform underused church properties into housing. Known as the Transformation Initiative, the project aims to build over 1,000 new homes across 26 sites in Philadelphia and nearby counties. The scheme also seeks to support congregations by reinvesting rental income into their ministries and facilities. Funded by a $4 million sale of the Wapiti diocesan retreat in Maryland, the initiative will work with the Michaels Organization to redevelop church land. Each congregation will receive a tailored action plan, focusing on spaces like parking lots or empty rectories—not active worship areas.
Preliminary assessments will decide the best use for each property, with housing projects ranging from 30 to 150 units. Construction is set to start by late 2026. A team of experts in development, law, and financing will guide the process, ensuring projects align with both community needs and church missions. The diocese will pay Michaels to build the housing, with a share of rental profits going back to the congregations. This approach aims to create sustainable funding for ministries while making better use of church campuses.
The initiative marks the first time the diocese has pursued large-scale housing projects on its properties. By repurposing unused land, the plan provides both housing solutions and long-term financial support for local congregations. No active worship spaces will be affected by the redevelopment.
