Chennai's premium housing market gets a Rs 5,000-crore boost from landmark land deal

Chennai's real estate market has seen steady growth over the past five years, with residential sales expanding at an 11% annual rate. This rise has been fuelled by IT sector expansion, improved infrastructure, and strong end-user demand. Now, a major land deal is set to reshape the city's premium housing segment even further. Prestige Group and Arihant Group have jointly acquired a 16.331-acre site in Padi through their venture, Canopy Living LLP. The deal marks one of the largest land transactions in Chennai over the last decade.

The site, located near Anna Nagar, benefits from strong social infrastructure and excellent connectivity. Developers plan to transform it into a premium residential project spanning about 3.6 million square feet. The project's estimated revenue potential stands at Rs 5,000 crores.

Over the past five years, Chennai's property prices have risen by roughly 32%, with high-end capital values climbing 6-11% annually. Premium housing has dominated recent launches, accounting for 61% of new projects in early 2026—a 253% jump from the previous quarter and a 28% year-on-year increase. Both developers expect sustained demand, particularly in the luxury segment.

The project aims to strengthen the companies' portfolios while turning Padi into a key residential hub. Its scale and location are expected to play a defining role in Chennai's evolving housing market. The joint venture between Prestige and Arihant will add a major premium development to Chennai's real estate landscape. With strong demand for high-end homes and rising property values, the project is positioned to influence the city's residential growth in the coming years.
