The site’s owner, Dr. Aldinger & Fischer Real Estate and Development GmbH, has proposed a new agreement—but talks have stalled. Both the Spandau district office and the Old Texas Town association have rejected the company’s latest offer.

The dispute centres on the land’s use. The 2012 zoning plan bans commercial development in the area, and local authorities refuse to change it. Dr. Aldinger & Fischer, a property firm specialising in acquisition and development, wants permission to expand commercially in exchange for extending the lease until 2031.

Old Texas Town’s fate depends on resolving the deadlock between the landowner and local officials. If no compromise is reached, the site may face closure or legal battles. The district’s refusal to alter zoning rules remains a key obstacle.
