Berlin's historic Osram site transforms into LUXWERK innovation hub
Berlin's Spandau district is set for a major redevelopment with the transformation of the former Osram glassworks site. Known as the LUXWERK complex, the project will blend historic preservation with modern construction, including a new 15-storey tower for skilled workers. The initiative aims to tackle housing shortages in the Siemensstadt area while supporting local industries.
The centrepiece of the redevelopment is the Spektrum project, a 51.5-metre-tall tower along Nonnendammallee. Designed to house technicians, project teams, and skilled workers, the 15-floor building will provide temporary accommodation for those contributing to the area's growth.
Renovation of the site's listed structures began in autumn 2025, with a focus on restoring original features such as the north façade's windows. The project is led by architectural firms David Chipperfield Architects and Eike Becker_Architekten, who are balancing modern needs with heritage conservation. Beyond the tower, new constructions will create spaces for manufacturing, research, and creative industries. The overall **LUXWERK** complex prioritises revitalising the historic glassworks while integrating contemporary facilities. No additional residential or commercial projects beyond the **Spektrum** tower have been announced for the site.
The redevelopment will bring a mix of restored heritage buildings and new industrial spaces to Spandau. The Spektrum tower's temporary housing is expected to support local workforce demands. With construction and renovations underway, the site is set to become a hub for innovation and skilled labour in Siemensstadt.
