Berlin's 'EB25' project redefines luxury living in Friedrichshain by 2026
A new high-end residential and commercial project, named 'EB25', is taking shape in Berlin's Friedrichshain district. Construction began in May 2024, and the building is now in its final interior phase, though completion has been pushed back to 2026. Designed to fill one of the last gaps between Landsberger Allee and Bersarinplatz, the development aims to blend modern living with the area's existing urban character.
The eight-storey structure, designed by architects Brenner Krohm und Partner, will house 45 apartments alongside three commercial units. Its exterior combines stucco, ceramic details, and natural stone, giving it a distinct yet harmonious look within the neighbourhood. An underground parking garage and around 22,800 square feet of usable space further position the project in the premium segment.
Originally set for completion in late 2025, the timeline has shifted, with the finish line now expected in 2026. Scaffolding has recently been removed from the façade, marking progress in the interior works. The development also plays a role in the broader urban plan, completing the perimeter block and adding to the densification between Prenzlauer Berg and Friedrichshain. While the design and amenities suggest luxury, it remains unclear whether the apartments will be sold as condominiums or offered for rent. No recent data on similar mixed-use strategies in Friedrichshain over the past five years is available for comparison.
The 'EB25' project will bring 45 new homes and commercial spaces to Ebertystraße once finished in 2026. Its high-end features and strategic location fill a long-standing gap in the area's streetscape. The delay in completion extends the wait for residents and businesses eager to occupy the building.
