Berlin’s Die Macherei welcomes 138 modern homes for sale by 2028
A new residential project, PANDION LVL UP, is taking shape in Berlin’s Die Macherei district. Developer PANDION AG is transforming a former industrial site into a modern mixed-use area. The building will add 138 homes for sale, blending condominiums with compact micro-apartments, and is set to finish by late 2028.
The development sits at Hallesches Ufer 56-60A, a location chosen for its strong transport links and easy access to green spaces and city amenities. Designed by KSP Engel, the building will meet the energy-efficient KfW 55 standard, ensuring lower running costs for residents.
Inside, the project will offer a mix of real estate options. Around half of the 138 units will be barrier-free, while 72 will be micro or one-room apartments. These smaller homes come with built-in kitchens, and buyers can opt for fully furnished versions. Every apartment will also include private outdoor space, with direct elevator access from the underground garage. The development’s technical features cater to modern living. The garage will have EV-ready parking, and shared services like cargo bike leasing will be available. A digital concierge system will further streamline daily life for residents. Meanwhile, Studio ASH, a Cologne-based firm, is handling the interior design of entrance areas and staircases. PANDION LVL UP forms part of the wider Die Macherei district, which combines residential, commercial, and cultural spaces. The project’s completion in late 2028 will mark another step in the area’s transformation from industrial land to a vibrant urban hub.
