Belarus overhauls real estate fees and pricing rules in major reform

Belarus overhauls real estate fees and pricing rules in major reform

Belarus has updated the rules for real estate transactions, changing how agency fees are calculated and how property prices are displayed. The new system replaces the old flat-rate charge with a progressive scale and enforces pricing in local currency only. Under the previous system, real estate agencies in Belarus charged a flat 3% fee for all property transactions. This has now shifted to a progressive tariff structure, where the percentage varies depending on the property type and value.

The changes also affect how prices are advertised. All listed properties must now show their value exclusively in Belarusian rubles. This includes dachas, garages, and land plots, which have seen adjusted maximum tariffs. For example, a 143-square-meter dacha in Molodechno District, priced at 82,100 rubles, will now incur a 5% agency fee. This amounts to 4,100 rubles, a figure determined by the new progressive scale.

The updated regulations mean buyers and sellers will face different fee structures when dealing with real estate agencies. Prices must also comply with the new rule requiring all listings to use Belarusian rubles. These adjustments aim to standardise transactions across the property market.
