Anapa's property boom sends prices soaring ahead of summer rush

Anapa's property market is seeing sharp growth as the summer tourist season approaches. Demand for seaside homes has surged, pushing prices and supply to new highs. Developers are rushing to complete projects started during the 2022–2023 construction boom, flooding the market with new apartments. Between 2020 and 2024, demand for housing in Anapa jumped by 45%, rising from 12,000 to 17,400 annual enquiries. This outpaced growth in nearby Sochi (38%) and Gelendzhik (32%), as investors and holidaymakers flocked to the Black Sea coast. The trend has only accelerated since.

The number of available apartments in Anapa has soared, from just 700 in early 2024 to nearly 6,000 today. Yet despite the surge in supply, prices keep climbing. By March 2026, the average cost per square metre in new developments reached 343,700 rubles—a 17.2% increase from 2025 and 54.3% higher than in 2024. Buyers now spend an average of 17.9 million rubles on a property, up 11.2% from last year. At the same time, apartments have shrunk slightly, with the average size dropping from 54.8 to 52.1 square metres since 2025.

The upcoming tourist season is likely to push demand even higher, particularly for homes near the coast. With prices rising faster than apartment sizes, buyers face a more expensive market. Developers, meanwhile, continue to deliver new projects at a rapid pace.
